Sandwell Manor

This contract is between the owner and client/guest and applies as soon as the client/guest makes any payment for their stay Sandwell Manor, Totnes.

1 – Introduction: Sandwell Manor is a Grade II listed Georgian property. Our primary aim is that you have a safe, comfortable stay and that the building and its grounds are preserved for generations to come. In order to achieve this aim, we have to impose a small number of restrictions and provide certain information about your booking. 

2 – Bookings: Your booking becomes effective once we have received your non-refundable deposit (30% of the total price), confirmed by us in writing. The balance, along with the damages/cautionary deposit of £600 must be received no later than 2 months of the commencement of your stay (*the damages/cautionary deposit is £850 for hen parties). Subject to our cancellation details within clause 5, you will be liable to pay the full amount for the dates booked. We recommend that all parties invest in taking out holiday cancellation insurance. 

3 – Access to the Property:  Check in time is 4.00pm and check- out time is 10.30am. (*Please ask the owner if you want any flexibility on this). We ask that all parties staying are named in writing on confirmation of booking. Numbers of guests must not exceed 17 persons.

4 – Damages and Deposit: You must leave Sandwell Manor in the same condition as you took it over. Should any damages occur, we ask that they are reported to the owner immediately. The owner is entitled to deduct from the damages deposit the cost of rectifying any situation. including the mending/replacement of goods and any additional cleaning charges incurred (at the rate of £25 per hour). We charge £70 (plus VAT) per stain left on rugs/ carpets. All being well, the damages deposit of £600 (or £850 for hen groups) will be returned within 7 days of departure of your stay.

5 – Cancellation details and terms: In the unfortunate event that you need to cancel your booking, firstly contact us at Sandwell Manor to notify us that you cannot proceed with your booking. We require this in writing

Normal cancellation timelines and refund details in relation to remaining balance are as follows:

100% of your deposit is refundable within 24 hours of booking, minus £30 administration fee.

50% of your deposit is refundable if more than 2 months is given for cancellation.

You will be asked to pay the full amount of your booking 2 months before check-in. No refund is given under 2 months before check-in. If the owner manages to rebook the week, a full re-fund will be given, minus a £30 administration fee.

Sandwell Manor reserves the right to cancel bookings should the property become unavailable for reasons outside of the owner’s control, for example failure of utility services or flooding. In this eventuality, the owner will refund all monies paid and accept no further liability.

6 – Fire and Safety: Public safety is of paramount importance to guests and residents at Sandwell Manor. It is fitted with fire detection and alarm system throughout. Should the alarm sound, the manor is to be evacuated immediately and guests are to leave by the nearest exit walking calmly and slowly. The assembly point is by the round-about by the big tree. The River Harbourne runs through the grounds. We ask that parents monitor and take full responsibility for the safety of children playing near the river.

7 – House Rules: Sandwell Manor has long term residential tenants on the back of the house. To which end, we ask that guests roam within permitted areas (ie lawn and terrace) and keep noise to an acceptable level between the hours of 10.30pm and 7.30am. We also ask that kids, (and big kids!) do not slide down the bannisters.

8 – Pets: Presence of pets, and the total number of them must be disclosed at the time of booking. They will incur a charge of £20 per pet, per stay. No pets are permitted in the upstairs sleeping area. All traces of pets must be removed from the grounds on departure.  Any pets likely to run off and chase livestock or humans are to be kept on a lead outside. Do not leave your pets unattended within the grounds of Sandwell.

9 – Parking: Parking is free and there is ample space in the Visitors section of the carpark (16 spaces)

10 – Difficulties and Maintenance: Is in everyone’s best interest to alleviate difficulties at first detection. Please notify the owner as soon as possible should you run into any difficulties or wish to make any complaints. Please call either (01803) 463684/ 07973522651.

11- Owner’s Responsibility: The owner will not be liable for any breakages or damages due to the actions of guest members. This is not the case where any loss or damage is due to our own negligence. Other than or your party suffering personal injury, or death due to our negligence, our total liability to you in respect of our breach of these Terms and Conditions shall be limited to compensation not exceeding the price agreed for the right to hire the property for the agreed period.

12 – Music, fires, fireworks and use of drones: Music: As part of a quiet community we ask that music is kept indoors after the quiet period threshold of 10.30pm. Fires: we ask that no fires are lit by guests on the grounds (this does not include BBQs). Fireworks: use of pyrotechnics is prohibited to guests. Drones: Flying of drones is not permitted anywhere on or around the complex. Failure to adhere to these conditions may result in the loss of damages/ cautionary deposit.


13 – Guest numbers: The total number for guests sleeping in the house at Sandwell Manor cannot exceed 17 (including baby in cot). These need to be named guests on booking. We have 3 additional guest beds. Should you require any of these, please notify us on your booking form. We do not provide linen for baby cots. An additional charge for providing linen for and making up each guest bed is £15 per person per stay.

14 – Linen/ Bed configuration: We require you to notify us as to the bed configuration (ie twin/ super king) 2 months prior to your stay. We provide all linen for the known quantity of guests. Please notify us if you are aware of any marks/ stains on the linen before you depart. Should we find that our laundry provider cannot treat/ remove the stain, we will deduct the replacement fee from your damages/cautionary deposit (amounts per item are listed at Annex A).

15 – Towels: Hand towels and bath mats are provided in each bathroom. We also provide 1 bath sheet per person. Please fill in your booking form accordingly if you require any extra towels (these are provided at an additional cost). We ask that the towels which we provide are not to leave the premises.

15 – Tennis court use: You and your guests are welcome to use the court by appointment only. Please text Kizzy on 07973522651.

16 – Smoking: Smoking is not permitted anywhere inside the building. Please use the designated ash buckets around the front of the house on the terrace. Should there be evidence of cigarette ends in and around the area, the client/ guest will be charged a £20 cleaning fee.


Annex A

Bed linen: Most stains and normal usage of linen can be removed by our linen company, The Eco Laundry. Should there be a case where the linen cannot be turned around, we will notify you and withhold the following amount from your deposit:
